Many times I get a call from a customer and they tell me that their water bill is extremely high. Most of the time it is pretty quick and painless to find the source of the leak, but if you have something going on like in the video above, it may be a bit more difficult to find the source of the "leak". Regardless, we can always help you out, and eliminate the source of the problem or leak...
One of the greatest parts of living in the Seattle area is the charming older homes that make up so many of our neighborhoods. If you’re one of those lucky folks that have the pleasure of owning one of these homes just remember, like all building materials, the plumbing does wear out after a while. Older homes, mostly before 1960 used galvanized steel pipes. Steel pipes have a general life span of about 40-70 years, but may develop problems in as little as 30 years. So, it’s safe to say, if you’re living in an older home, it may be time to replace or repair parts of your system.
The tricky bit about galvanized steel pipes is that they were coated with zinc to prevent corrosion, but nothing is preventing the corrosion on the inside! You look at your pipes and from the outside they look good as new. In reality the inside could be so corroded that barely anything can flow through, or the threads could be rusted resulting in leaking or broken pipes.
At Butterfield Plumbing, we are experts at re-piping older homes. If you’re not sure whether your plumbing needs replaced repaired, let us come take a look. We are here to give you peace of mind.
Now that summer is here, you’re ready to soak up the sun. That means it’s also the time of the year to start using those garden hoses. Leaking Hose Bibbs are an issue that generally isn’t noticed until this point in the season. If your Hose Bibbs or Frost Free Hose bibs are leaking or dripping, then let us take a look. We can easily re-build the hose faucet and replace some old parts. If the leak goes on long enough, not only does it waste money, but can actually wear out the metal parts inside, making replacement the only option for repair. If you’ve had this problem before, it may simply be time to replace the entire faucet. Either way, Butterfield Plumbing would like to help you operate and maintain your system more efficiently. We will fix up your Hose Bibbs and get you, enjoying that sun again – leak and drip free! Call us today to book a tune-up or repair.
Butterfield was very prompt and helpful when I had a toilet overflow in my townhome. I share a plumbing system with three neighbors and Tory efficient and was very helpful in explaining how the pipes ran between our homes and what might be the issue. When he finished working, he gave me a complimentary audit of all the toilets and sinks and washer/dryer and offered helpful maintenance suggestions.
A couple weeks later I had another issue with the same toilet, but it was unrelated to the work Butterfield did. I spoke with the owner Herb and he was completely helpful in ameliorating the problem.
You guys are amazing! Wonderful customer service, timely, and a very fair price- somewhat lower than others I saw. Thank you!

When it comes to replacing a water heater my customers often have many questions. “I’ve heard about these new tankless water heaters, will they really save me money and have an endless supply of hot water?” “Electric or gas?“ “What about a solar hot water heater, will they work in Seattle?” “What’s a heat pump water heater and how does it work?” “What about the tax credits, are they still available for Energy Star rated heaters?”
Choosing the right water heater can certainly save you money on your bills, but it can be a difficult decision with a lot of confusing options out there. Over the next several posts we will be covering these questions and more. We will also talk about using a tankless water heater to heat your home and how to properly maintain your water heater to extend its life.
